Planning a Granny Flat

I am working to build a permanent home (my dream home) on a site that has a double wide modular on a permanent foundation, that we are living in now. Has anyone done this and what is involved in moving the existing home eventually? Any advise would be appreciated.
It has a crawl space foundation that has settled incorrectly causing the walls to crack and the windows to not open in the livingroom. (Built in 1996) The way the foundation sits it’s does not tie in with the foundation for the new house. Also, I’m wondering if the existing septic system is compatible with more bathrooms are there restrictions on that in TN. (From 2 baths to 3 1/2.) I would like to reuse as much existing systems as possible.

Our prospective new house would look great with a couple of internal brick walls and was wondering if anyone knew if they were expensive to add? The house is a project home so im not sure but i think that adding things like that will cost a bit.
One wall is to put a combustion wood fire infront of and the other would just look great. I have been looking into it and there is veneer alternatives, would they be as good as the proper brick?
